A study on factors to influence on the housing satisfaction of the elderly

Abstract
In the housing satisfaction survey for the elderly living in community, the overall satisfaction was ¡®good¡¯(2.7 point) slightly exceeding ¡®fair¡¯(2.5 point). However, 35.7% of those responding complained that they are not satisfied with their current housings and this result indicates that the support and service for them are required. The multiple regression analysis has been made to figure out what would make differences in housing satisfaction. The satisfaction ratings turned out to be higher as the residents have higher standard of living, larger house, more recently built house, stay longer, and are in better health. The residents having their own houses or living with their spouse responded with higher satisfaction. On the other hand, the residents in multiplex house, row house and low rise house showed lower satisfaction than in apartment. Among all factors to influence on satisfaction, the standard of living (b=.220) was the greatest, followed by the period of residence (b=.162), the size of house (b=.142), the ownership of house (b=.142) and the term of building (b=-.140). All those factors were inspected by hypothesis testing such as cross analysis and t-hypothesis and then the differences between satisfied group and unsatisfied group have been found. The elderly group satisfied with current housing consists in household including married couple or household including 3 generations. These people live in the house built no longer than 14 years ago and larger than 99.2 square meters, as well as staying 5 to 14 years in the high rise apartment. They are spending more than 2 million Korean Won every month like the average income class and are in good health. On the other hand, the elderly group unsatisfied with current housing has different aspects from the former group. It consists in household without spouse or household including 2 generations. These people live in the rented house built longer than 20 years ago and smaller than 99.1 square meters and stay less than 2 years or more than 15 years in multiflex house, row house and low rise house. They are spending less than 2 million Korean Won every month like the low income class and are in poor health. Given that they belong to low level class economically, the minimum standard of housing should be guaranteed in priority by investigating their residential environment. Besides that, various programs to support their residential environment as social service should be intensively in effect.
